    Faded / worn out and trading off this without making any effort . Poor facilities and they charge for everything , no irons in rooms charge 5$ to press shirt plus service , service charge on breakfast not stated. FInal bill increased by state tax / us tax / and 18% service charge No coffee or tea facilities in rooms . Old TVs . Place smelled old . Room 41 you hear everything going in kitchen inc extract switching on about 7 in the morning .

    Staff very friendly and competent. Food excellent.

    Very tired looking and musty smelling in many places. The quality of the food far outranks the quality of the lodging. Such a charming location and staff, but they can't overcome the lack of comfort in the spaces.

    Luxury and confort not appropriate to the number of stars the hotel claims. General impression is that economies are being made on everthing: staff, furniture, breakfast, repairs, general shape of the building and its facilities.... A/C blasts in the morning, although fireplace is burning !? : far from a cosy atmoshere.

    People were very nice. Breakfast was good. Old building was interesting.

    Price. At $278 a night, one would expect much more. Old air conditioner in the window smelled. Basement lounge/fitness area was not good for people with mold allergies, as it was unbearable. The windows in the hotel are in dire repair. The pool was heated, but felt cold and needed cleaning. They have a non-cancel policy if you wish to leave early, but you may get a credit for a free night. Plan accordingly.

    The room looks nice with an enjoyable jacuzzi.The restaurant is a very good quality.

    The room was not very clean and the forniture was old and not well maintained. The swimming pool was not practicable because very dirty. The wifi doesnt work properly. The hotel and the restaurant is expensive for the quality.

    We arrived late, as reception was closing, but Karen could not have made us feel more welcome, taking a good half hour to make sure we knew where everything was and showing us where to go for breakfast the next morning, The full American breakfast proved to be superb and plentiful. The Inn is beautifully appointed and our room was quaint and exquisite with very comfortable beds and a beautiful deck outside with two sun-loungers and a table, where all we could hear were the birds singing. We would definitely return if we ever found ourselves in Cape Cod.

    The staff was exceptionally friendly and helpful. Exceptionally!

    The beds were not comfortable. We had two large double beds. The one next to the wall sagged in the center, and it was difficult to get out of as I slept next to the wall. The other bed was better, but not great. The size was too small for us, and we're not very big people. On top of all that, the bottom sheet and mattress cover didn't stay tucked in -- the elastic along the edge was too old and worn. These were definite minuses. But the quality of the staff could possibly lure me back to qai.

    The Queen Ann is in a historical home. Part is the original home, another area is an add on...but does not look it. Like any historical home, there are bound to be aspects not found in a "national chain cookie cutter" hotel/inn. Our room was comfortable, the staff was extremely friendly, inn keepers were extremely knowledgeable of area history and made the stay even more enjoyable. The chef's dinner menu was inventive, incorporated complex layers of flavor and the quality of the ingredients top. We enjoyed our dinner. Wine selection was pretty extensive and we found a bottle that pared wonderfully with dinner. We would return should our travels take us back to the Cape.

    There was not anything that we specifically disliked. Maintaining a historic property is a big undertaking. I do think that even though everything "fits" the age, fresh paints in contemporary, yet historically accurate to the time period of the home, would really have an impact. Changes to window treatments would also reinvigorate the space. Overall, we were comfortable, well fed, treated very well, and enjoyed our stay.

    It's location to the main street of Chatham and the Baseball field. It was an easy walk. The breakfast was good and included in my package.

    The beds had the most uncomfortable mattress I have ever slept on. You could feel the coils in your back all night. Even though the room was cleaned each night toilet paper was not stocked. We ran out the first night and had to locate a roll in the hall restroom. I specifically asked the next night that a replacement roll be put in but it was not.

    The staff is wonderful. They were so helpful and accomodating. Really the some of the best staff that we have met in lots of traveling. Fabulous breakfast and dinner.

    The matresses really need to be replaced. They were awful. My husband and I had difficulty sleeping and had backaches. this doesn not seem to be isolates to just our room and we had used 3 rooms during our stay and the problem was in each room.

    Quaint, wonderful architecture.

    Hot tub was set to 108 degrees with no way to turn it down--too hot. Everything else was great!!
